{"id":2305,"date":"2017-05-18T16:38:00","date_gmt":"2017-05-18T16:38:00","guid":{"rendered":"http:\/\/esteio.com.br\/?page_id=2305"},"modified":"2024-05-24T14:47:11","modified_gmt":"2024-05-24T14:47:11","slug":"propriedades-vale","status":"publish","type":"page","link":"https:\/\/www.esteio.com.br\/en\/executados\/negociacao\/propriedades-vale\/","title":{"rendered":"Properties Negotiation For VALE"},"content":{"rendered":"[IMAGEM_CAROUSEL]\n<p>\n    VALE S.A., one of the largest mining companies in the world hired ESTEIO to perform Specialized Technical Services in Topography, Property Valuations, Georeferenced  Surveying and Rural Properties Negotiations in the area reserved for the implementation of the S-11D Project, involving the Road Access and  Electrical Transmission Lines areas.<br \/>\nThis area of interest is located in the municipality of Canaan dos Caraj\u00e1s, in the state of Par\u00e1, near to Serra dos Caraj\u00e1s<\/p>\n<p class=\"subtitulo\">Topographic Services<\/p>\n<p><\/p>\n<p>Topographic services here are considered a pre-surveying step, in order to obtain a preliminary registration of properties that will be affected by the future right of way. As defined in the contract specification, topographic services were carried out within 5.00 to 10.00 meters precision.<\/p>\n<p class=\"subtitulo\">GPS Surveying<\/p>\n<p><\/p>\n<p>To perform preliminary surveys of properties defining points, ESTEIO used  sub-meter accuracy receivers Pro-XRS. These surveyings were made using the fast static method, with differential correction in real time via Omnistar.<\/p>\n<p class=\"subtitulo\">\nLand Cadastre\n<\/p>\n<p>\nThis step comprises the cadastre of  properties to be achieved by the electrical transmission lines and also the access road.<br \/>\nThe properties cadastre included the steps of Physical Cadastre, Documentation Cadastre and Photographic Cadastre.\n<\/p>\n<p class=\"subtitulo\">\nLand Description\n<\/p>\n<p>\nOnce completed the land cadastre field activities, all information was processed and thus generated the Land Description for each property, as well as for the transmition line right of way and access road area.<\/p>\n<p class=\"subtitulo\">\nPlans\n<\/p>\n<p>\nThe processing step produced plans for  individual properties.<br \/>\nThese plans show improvements and vegetation,  over the right of way of the electrical transmition line and the access road.\n<\/p>\n<p class=\"subtitulo\">\nProperty Valuation\n<\/p>\n<p>To perform the Real Estate valuation ESTEIO used direct comparative method of market data. This method identifies the value of properties by means of technical criteria applied to attributes of comparable elements constituents of the sample. Data collection was conducted in the areas of interest, taking into account real estate information, standards of construction and cultivation species existing in the region.\n<\/p>\n<p class=\"subtitulo\">\nProperties Negotiation\n<\/p>\n<p>To perform the Real Estate valuation ESTEIO used direct comparative method of market data. This method identifies the value of properties by means of technical criteria applied to attributes of comparable elements constituents of the sample.
