VALE S.A., one of the largest mining companies in the world hired ESTEIO to perform Specialized Technical Services in Topography, Property Valuations, Georeferenced Surveying and Rural Properties Negotiations in the area reserved for the implementation of the S-11D Project, involving the Road Access and Electrical Transmission Lines areas.
This area of interest is located in the municipality of Canaan dos Carajás, in the state of Pará, near to Serra dos Carajás

Topographic Services

Topographic services here are considered a pre-surveying step, in order to obtain a preliminary registration of properties that will be affected by the future right of way. As defined in the contract specification, topographic services were carried out within 5.00 to 10.00 meters precision.

GPS Surveying

To perform preliminary surveys of properties defining points, ESTEIO used sub-meter accuracy receivers Pro-XRS. These surveyings were made using the fast static method, with differential correction in real time via Omnistar.

Land Cadastre

This step comprises the cadastre of properties to be achieved by the electrical transmission lines and also the access road.
The properties cadastre included the steps of Physical Cadastre, Documentation Cadastre and Photographic Cadastre.

Land Description

Once completed the land cadastre field activities, all information was processed and thus generated the Land Description for each property, as well as for the transmition line right of way and access road area.

Plans

The processing step produced plans for individual properties.
These plans show improvements and vegetation, over the right of way of the electrical transmition line and the access road.

Property Valuation

To perform the Real Estate valuation ESTEIO used direct comparative method of market data. This method identifies the value of properties by means of technical criteria applied to attributes of comparable elements constituents of the sample. Data collection was conducted in the areas of interest, taking into account real estate information, standards of construction and cultivation species existing in the region.

Properties Negotiation

To perform the Real Estate valuation ESTEIO used direct comparative method of market data. Final Products

At the end of negotiations it was generated a Final Negotiation Report and all registries of the properties traded composed individual sets, representing the complete history of each negotiated property.
